WHAT WE DO

Hawthorne Funds is a Houston-based private equity firm that couples Doug Smith’s funds with those of other investors to purchase, subdivide and sell large rural tracts of land in Texas. Our unique approach to adding value during the holding and disposition process gives us a competitive advantage that generates outsized returns for our investors.

Investors should expect to see returns that surpass those of the stock market by a considerable margin while, most importantly, preserving their capital. The minimum investment is $100,000, and funds are typically held and utilized for about three years.

Our managers and advisors have over 100 years of combined real estate investing experience and have bought and sold over $100 million in real estate assets. They have purchased and sold over 2,500 acres of rural land in the last three years alone and are optimistic about doubling that figure over the next twelve months.

I started Hawthorne Funds to build and protect my own wealth. That goal remains the same today, and I am proud to be the company’s largest investor. I invest significantly in our funds because I believe it’s the best place for my own capital.

Doug Smith is the founder and CEO of Hawthorne Funds. Previously a software developer for ExxonMobil, he has gone on to buy and sell over 100 houses. More recently, he has bought and sold over 2,500 acres of rural Texas land from within Hawthorne Funds and his other business entities. Apart from his real estate investments, he serves as the founder and partner of REI Network, which owns and operates MyHouseDeals.com. This company regularly lands on the lists of Inc. 5,000 Fastest Growing Companies and HBJ Best Places to Work. It currently employs 22 people with the website receiving over 3 million visitors per year. Doug was recently named to the HBJ 40 Under 40 list and became bilingual after spending a year living in Spain and Chile. To give back, he invests in veteran-owned businesses, mentors local entrepreneurs and grants scholarships to graduating high school seniors. Doug graduated with a B.B.A. in M.I.S. from the Honors College at Texas Tech University, finishing with a 4.0 GPA and as the top graduate out of 570 students. Mark Inyart came roaring onto the Houston real estate investing scene over ten years ago and hasn’t slowed down since. Beginning with just a few thousand dollars, he has gone on to buy, sell and lease between 150 and 200 properties worth a total of over $15 million. Included in those properties are the 22 rentals that he added to his portfolio in the last year alone and the 2,500+ acres of rural land that he’s bought over the last three years. According to Mark, he wouldn’t be where he is today without the support of the real estate clubs he’s been actively involved in, the seasoned investors he’s met and turned into peers, and, of course, the hardworking team of 20+ professionals that he's put together. A self-admitted workaholic who spends most of his time doing deals and managing his team, he does find time to learn, teach and give back. He served on the board of the Realty Investment Club of Houston, has educated fellow investors at local meetings and is proud to be a part of a small, prestigious and invite-only group comprising Houston’s top real estate investors. But even considering all he's accomplished thus far, you'll often find him saying, "This is just the beginning."

260 Acres Near Alvin

Purchase Price: $550,000      Return on Investment: 2.3x      Project Duration: 18 months

This deal was extremely successful with high cash-on-cash returns despite a longer than expected timeline. We sold larger tracts, mostly on owner financing, although a large buyer came in and bought some for cash.

88 Acres Near Waller

Purchase Price: $440,000      Return on Investment: 1.6x      Project Duration: 12 months

The cash-on-cash return on this deal was even higher than Alvin due to securing bank financing and completing the deal in just 12 months. Tracts were 11 acres each. Most sold on owner financing.

151 Acres in Rock Island

Purchase Price: $803,374      Return on Investment: 1.6x      Project Duration: 10 months

We subdivided this tract into 10 parcels of 10 to 20 acres each. Two sold for cash, and the rest sold on owner financing.
